Strenghts and Weaknesses:

-The Farms are situated in the “Douro Superior”, a sub region of the Douro with an unique micro climate.

-Most of the world so much acclaimed and loved Douro Wines are produced in this region.

-The Terroir and the climate are completely different than the rest of the Douro- thus

offering a unique and distinct product

-The infrastructure of the plant is very modem,

-Portugal and in particular the Douro is being discovered in the world of wines.

-Premium Qualities Ports are being rediscovered

-Implementation of HACCP and ISO 22000

-The weakness lies in the marketing and distribution capacity

 

Thoughts for the Future:

At present the owners are only producing PremiumPorts, Reserva, LBV, and Vintage.

Very shortly they will launch The Colheita. 2000, Other Ports, 10 years,

20 years and 30 years are in the near future.

For the table wines, the owners market a standard Red and White Douro, and a Reserva Red wine.

All with the own “Fam Label”. The owners plan to launch a second label for more current wines but not under the “Farm label”.

In order to maximize the infrastructure and return, the owners have allocated a portion of the warehouse to store and produce Vinegar. At present they have 60.000 litres stored.

The production, bottling and marketing is under review pending time, personnel and investment capacity from the owner.

 

THE PROPERTY – THE PRODUCTION - TECHNICAL SPECIFICATIONS

 

Buildings and outbuildings

 

The Offices are located in the Douro region. 300 square meters of administrative office adjoining a 1800 square meters warehouse for the storage of finished product, cases, labels etc.

 

All situated on 17.000 square meters of a parcel of land.

 

Farm 1: A recent warehouse of 300 square meters for storage of tractors and agricultural equipment

 

Farm 2: Old building of 120 square meters for storage of agricultural equipment

 

Farm 3: An 1800 century house (300 square meters) to be renovated and Introduced to the Porto and Quintas tourist Route, Architectural plans have already been prepared to renovate the house into 4 suites accommodations ,dining room living room, kitchen etc. - a small hotel (tourist accommodation or B6B could also be considered in a future plan)

 

Farm 4: This is the site for the main vinification plant, storage and bottling. The old granite Lagares are still functional - The plant is 2100 square meters under the roof.

 

A further section of 300 square meters is available for a lasting room, sitting room, bar and lunch services. This section needs a further slight Renovation. Architectural plans have already been prepared.

 

The vineyards of the Company are comprised of 3 separate Farms

 

Farm 1:

 

- Total area Doc Douro      35/38 ha contiguou B Letter

- Area planted with vines 22 ha

- Orientation East/West/South. Altitudes 300 mt /550 mt

-15 % T. National, 30 % T. Franca, 25 % T. Roriz,

- 20 % T. Barroca.

- 8 ha planted in 1991/1992, and 14 ha in 2003/2004

- Site of the Adega

- Excellent road access

 

Farm 2:

 

- Total area Doc Douro - 48 ha contiguou B letter

- Area owned: 25 ha

- Area exploited: 22 ha

- Area planted with vines: 4 ha

- Orientation East/West/South - Altitude 450 mt

- Malvasia Fina 30 %, Codega 35 % ,Gouveio 35 %

- All planted in the late 80's modem method

- Direct access via country road

 

Farm 3:

 

-Total area -              109 ha mostly contiguou

- Area Doc Douro        44 ha contiguous

- Area Regional            65 ha mostly contiguous

- Doc Douro Border Iine crosses the property

- Area planted with vines    28 ha

- Orientation East/West/South .Attitudes 150 mt / 250 mt

Are planted - 23.59 ha with Beneficio for Port Production and a further 1.75 ha to be planted with Beneficio.

Projected production with the new planted area:

Olive trees:

Average production: 10.000 litres

- Olive oil produced via a contract with the local cooperative

- All volume sold in 5 litres to the restaurant trade

 

Style of Wines:

 

- Portos" Reserva, LBV's, Vintages, Fine White and Colheitas Wines- Reserva Red, Colheitas Red and White ( Doc Douro )

 

Sales:

 

- Due to a lack of strong commercial ties the owners sell about 70 % in Bulk and the balance we bottle for sale in the domestic

Market and export, primarily to the retail level. The owners will bottle all the production as soon as they increase the retail sale.

There are actually 3 registered labels / trademarks.

 

 

Technical details and equipments:

 

Farm 1:   Main site for vinification, storage and bottling

 

The old "Adega" has been totally renovated and expanded along the same architectural lines.

Total area under the roof is abt 2400 square meters.

-Purification section: -5 x 9500 kg horizontal stainless steel, latest technology vinificators, hot and cold temperature controls.

-1x10.000 kg mechanical lagar,cold temperature control.

-3x10,000 Its stainless steel tank hot and cold temperature controls.

- 3x 5,000 Its stainless steel tanks hot and cold temperature controls

 

Modern Section:

The capacity of the modern section vinification is 50.000kg per cycle

For Red wines and up to 50.000 kg for White wines.The cycle period depends on the style of Port     and Wines required. The average cycle is 6 days.

Old Lagares section:

The old granite Lagares section is still operational, equipped with cold Temperature control.

Capacity of each cycle is 50.000 kg,in a typical season we can turn them 2-3 times depending on the style of Wine and Port needed. We are contemplating to further mechanize the Lagares by installing Robots to facilitate the wine making process,

Capacity per cycle : 100.000 kg for Red Grapes and 50.000 kg for White Grape

All the vinification section is serviced by an automated system of temperature control, hot and

cold, a 10.000 kg automated pneumatic press and a 5.000 kg /hr destemmer for receipt of

Raw material (grapes).

All peripheral accessories for use during the initial phase of fermentation.

S02 dosing unit, pumps, hoses, stems removals, grape mass removal etc. All automated units.

Two water wells service the Adega. The wells produce about 5000 liters /hr.

 

Intermediate storage facility:

After fermentation, the Wines or Ports are stored in a separate area for further fining

-6 x 22.000 liters stainless steel tanks,no temperature control

-2 x 12,500 liters stainless steel tanks, no temperature control

-1 x 5.000 liters stainless steel tank, no temperature control

-3 x 15.000 liters stainless steel tanks, temperature control

-1 x 2.000 floating roof stainless steel tank, no temperature control

 

All the tank in the vinification area can also double up as storage capacity after fermentation

-9 storage tanks for a total of 90.000 litres are serviced by an automated Nitrogen injection system

The rest are handled manually with Argon.

1 x Sand filter 5,000 litres / hour capacity, one pressure filter with 40 plates, and usual support equipment.

 

Bottling Line:

-Latest technology bottling line, 1.500 bottles/hr capacity, pre-rinsing inside of the bottles

with S02 solution, vacuum system. Nitrogen injector and cork placement.

-The line is followed by a machine to wash the filled up bottle prior to labelling.

-Labeling machine

-2 x 5,000 liters stainless steel holding tanks during bottling

-1 x 3,000 liters stainless steel holding tank during bottling

-All the usual supporting equipment
